Please read this Disclaimer carefully before using Appealty. By using the Service you acknowledge and agree to the statements below.
1. Not Legal, Tax, or Financial Advice
Appealty is a software platform that helps you research and prepare property tax assessment appeals. Appealty is not a law firm, accounting firm, real estate broker, or licensed property tax representative. Nothing on appealty.com, in the Appealty application, in any document or report we generate, or in any communication from Appealty constitutes legal, tax, accounting, real estate, financial, or other professional advice. The Service is provided for informational and self-service purposes only.
2. No Attorney–Client or Professional Relationship
Your use of the Service does not create an attorney–client, accountant–client, fiduciary, or any other professional relationship between you and Appealty or any of its owners, employees, or contractors. Communications with Appealty are not privileged or confidential under any professional-privilege doctrine.
3. No Guarantee of Outcome
Property tax appeals depend on jurisdiction-specific laws and procedures, the evidence presented, the discretion of assessors and review boards, and other factors outside of Appealty’s control. Appealty makes no representation, promise, or guarantee that any appeal you file will succeed, that your assessment will be reduced, that you will save money, or that any specific result will be achieved. Past results referenced anywhere on the Service do not predict or guarantee future outcomes. In some cases, filing an appeal may result in your assessment remaining the same or, in rare cases, being increased.
4. Accuracy of Data
The Service uses public records, third-party real estate data, geocoding services, and automated analysis to produce reports and recommendations. While we work to use reliable sources, we cannot guarantee that any data, comparable sale, valuation, deadline, statute citation, or recommendation provided through the Service is accurate, complete, current, or applicable to your specific situation. You are solely responsible for verifying any information before relying on it, including but not limited to filing deadlines, parcel numbers, assessment values, comparable sales, and statutory citations.
5. Jurisdictional Coverage
Appealty’s tooling, statute citations, and procedural guidance are most complete for the State of Indiana. Coverage for other states is provided on a best-effort basis and may be incomplete or out of date. Property tax law varies significantly by state, county, and even township. It is your responsibility to confirm the rules, forms, deadlines, and procedures that apply to your property.
6. You Are Responsible for Filing
Unless explicitly stated for a specific paid service tier, Appealty does not file appeals on your behalf. You are responsible for submitting any forms, evidence, or other documents to the correct governmental authority by the applicable deadline. Missed deadlines cannot be undone. If you are unsure whether or when to file, consult a qualified professional in your jurisdiction.
7. Consult a Qualified Professional
For matters involving significant financial value, complex property types (commercial, agricultural, multi-parcel, or industrial), unique legal questions, or any situation where the consequences of an error could be material, you should consult a licensed attorney, certified public accountant, licensed property tax representative, or other appropriately qualified professional in your jurisdiction. Appealty is not a substitute for individualized professional advice.
8. AI-Generated Content
Portions of the Service use artificial intelligence to generate analysis, summaries, and draft documents. AI-generated output can contain errors, omit relevant information, or produce statements that are not factually accurate (sometimes called “hallucinations”). You must independently review all AI-generated content before relying on it or submitting it to any governmental authority.
9. Third-Party Content
The Service may link to or display content from third-party sources. Appealty does not endorse and is not responsible for the accuracy, legality, or availability of third-party content.
10. Use at Your Own Risk
You use the Service at your own risk. Appealty disclaims any responsibility for decisions you make or actions you take based on information provided through the Service, including without limitation any increase in property tax liability, any penalty, any missed deadline, any procedural error, or any other loss or damage of any kind.
11. Limitation of Liability
The limitations of liability set forth in our Terms of Service are incorporated into this Disclaimer by reference and apply with full force.
12. Changes
We may update this Disclaimer from time to time. The “Effective date” above indicates when this Disclaimer was last revised.
